Pre-cast Technology

Precast is a smart way to construct buildings in a safe and affordable manner. There have been records that show usage of pre-cast concrete in ancient Rome. A more modern historical analysis reveals that it was developed in Liverpool, England in around 1905 by John Alexander Brodie, who incidentally also made the first football goal net.

Precast can either be used as the only building material or combined with steel or utilized as a composite structure only. The use generally depends on local restrictions and trends

Precast Flat Panel System

Floor and wall units are produced off-site in a factory and erected on-site to form robust structures, ideal for all repetitive cellular projects. Panels can include services, windows, doors and finishes. Building envelope panels with factory fitted insulation and decorative cladding can also be used as load-bearing elements. This offers factory quality and accuracy, together with speed of erection on-site.

Flat Slabs

Flat slabs are built quickly due to modern formwork being simplified and minimized. Rapid turnaround is achieved using a combination of early striking and flying formwork systems. Use of prefabricated services can be maximized because of the uninterrupted service zones beneath the floor slab; so flat slab construction offers rapid overall construction, as it simplifies the installation of services.

The versatility of precast is proven by the fact that it can be applied to residential, commercial, industrial and public buildings.

There is a suitable solution for both indoor and outdoor production... It can be made into any shape or color and finished with several techniques. This together with longer spans gives architects and other designers more freedom than ever.

  • Façades from sandwich to cladding and gray walls
  • Floors with hollow-core, half, ribbed or solid slabs
  • Partition and internal walls from Acotec to solid walls
  • Foundations with precast concrete piles
  • Frames with e.g. beams, columns, slabs, etc.
  • Stairs, shafts and other special products

More resource-efficient and flexible than cast-in-situ

The alternative to precast i.e. Cast-in-situ uses more cement, more water, more steel, and more labor. Precast produces less waste on the site and in the factory making the CO2 footprint much smaller than in cast-in-situ construction.

Precast also helps create a safer and healthier working environment. Material handling is easier and less scaffolding is needed. Precast technology works in all environments be it cold, hot, moist or dry. Concrete hardens on site basically throughout the year, in temperatures from -15 to +40°C. To avoid too fast or slow hardening in hotter, moist or dry climates, several curing and concrete mixing solutions can be applied.

The Precast technology has been adopted by Commune to help reduce costs, increase efficiency and minimize construction time.

Commune’s first project i.e. Commune One located on Chandapur-Anekal Road in Bangalore, just a ten minutes’ drive from Electronics City, is a prime example of affordable luxury apartments made possible by using precast technology.

More Commune projects are due to be launched in Chennai , Mysore, Hyderabad, Coimbatore and Mangalore in the next one year.
